WILLINGDON HEIGHTS - BC STEP CODE 5 BURNABY
Our clients came to us wanting a high performance home that would allow for the growth of their family and extended family. It was imperative for them to build an energy efficient home that stands the test of time as a legacy for their kids. This BC Step Code 5 net-zero ready home, uses construction technologies of an ICF foundation, SIPs panel walls, and a SIPs panel roof. The mechanical system includes a mini-split heat pump as primary source of heating and cooling, with electric baseboard heaters as a secondary for their unfinished basement. The hot water is a hybrid tank which has a mini heat pump attached. In order to minimize protrusions in the building envelope, we used an HRV for air exchange and the bathroom fan controls. Black triple pane windows were used throughout and gas was not required. With the combination of these systems, the final blower door test resulted in an air tightness of 0.48 air exchanges per hour at 50 pascals!
The interior design focused on a neutral palette with subtle accents that give the home a bright feel, with modest and sensible finishes.
The home features high vaulted ceilings in the living room, dining room, and kitchen with a bonus attic storage mezzanine. The great room beam was wrapped to match the floating shelves while the kitchen features two toned cabinets with all the accessories to make the space truly functional. The exterior is clad in painted, Hardie lap and shingle siding with an asphalt shingled roof with black gutters & downspouts.
